How this list was compiled: Written from the Colorado Revised Statutes, Title 12, Article 10: part 2 (brokers and the Real Estate Commission, sections 12-10-201 to 12-10-226), part 3 (commissions and referral fees, 12-10-301 to 12-10-304) and part 4 (brokerage relationships, 12-10-401 to 12-10-411). The text was read on 2026-10-04 in the 2026 Colorado Revised Statutes, Title 12, as published for the Office of Legislative Legal Services at https://olls.info/crs/crs2026-title-12.htm, the file the General Assembly's own download page links to (https://content.leg.colorado.gov/agencies/office-legislative-legal-services/2026-crs-titles-download). The title is one file, so each question names its section and links to that file. Licence: Own work. Questions, answer choices and explanations were written for this site from the statute text; nothing is copied from another practice test, a prep book or the state exam. Short quotations from the statutes are marked.

How it works

A real estate test Colorado law can answer

Each question is one that a section of Title 12, Article 10 answers. The Brokerage relationships filter is the largest: single agents, transaction-brokers, designated brokers and the rule against dual agency. The other filters follow the Commission, getting and renewing a license, employing brokers and commissions, money of others and records, and discipline.

Print it or rerun the missed pile

Print puts the next set of questions on paper; the answer key adds their explained answers. The missed pile brings back what you got wrong, one question at a time.

  • A broker shall not establish dual agency with any seller, landlord, buyer or tenant (C.R.S. 12-10-406).
  • Continuing education: at least twenty-four hours of credit, twelve of them developed by the Commission (C.R.S. 12-10-213).
  • Administrative fine: not more than $2,500 for each separate offense (C.R.S. 12-10-217).

Questions and answers

How to pass the Colorado real estate exam?

No page can promise a pass, and this one does not. It covers the state law part only. Each miss shows the section behind it, and the missed pile brings those questions back. National principles and the Commission's rules are not here.

Are these the questions on the Colorado real estate license exam?

No. They are practice questions written for this page from Title 12, Article 10 of the Colorado Revised Statutes. This site has never seen the state exam and is not affiliated with the Colorado Real Estate Commission. No licensed Colorado broker has reviewed them yet.

When may a new Colorado broker practice independently?

Under C.R.S. 12-10-203(5)(c)(I), not without first having served actively as a real estate broker for at least two years. The section calls for Commission rules that require a high level of supervision of the new broker during that period.

What does this Colorado real estate license exam prep leave out?

Math, national real estate principles and the Commission's rules in 4 CCR 725-1, which were not read for this bank. It holds statute law only. For what the exam itself covers, see the Commission's own website.
