How this list was compiled: Our own questions on five parts of Title 12 of the Code of Federal Regulations as shown on the eCFR (https://www.ecfr.gov/current/title-12, text dated 2026-10-01, read 2026-10-04): part 1002 (Regulation B, equal credit opportunity), part 1003 (Regulation C, home mortgage disclosure), part 1008 (Regulation H, state licensing under the S.A.F.E. How it works
This unofficial MLO practice test holds 76 questions of our own on federal rules for mortgage loan originators: licensing (12 CFR part 1008), equal credit, mortgage data, settlement and servicing, and truth in lending. Each explanation names its section.

What is left out
No question comes from a real licensing test, a course or a prep book, and no exam length is implied. State mortgage law, loan arithmetic, loan programs and ethics scenarios are not covered.
Four topics
The Start from menu under the question holds the topics: the SAFE Act licensing rule, equal credit and mortgage data, settlement and servicing, or truth in lending. Every answer was read from the eCFR text dated October 1, 2026.
Exam mode
Exam mode draws 20 questions, our number, with no time limit.
Keep the two education numbers apart: at least 20 hours before a license, at least 8 hours each year after.
Three business days comes up three ways: the Loan Estimate after an application, the Closing Disclosure before consummation, the right to rescind after it.
After a set, More options lets you ask only the questions you Missed. Clear my progress, in the same place, erases what this browser keeps.
Questions and answers
Is this the real MLO test?
No. It is unofficial practice written for this site from federal rules. Under 12 CFR 1008.105(e) the written test is developed by the Nationwide Mortgage Licensing System and Registry, and none of its questions are here.
What score do you need on the MLO test?
12 CFR 1008.105(e)(1) sets the minimum for a state license at not less than 75 percent correct answers on the written test.
How many times can you retake the MLO test?
Under 12 CFR 1008.105(e)(2) an individual may take the test three consecutive times, each retest at least 30 days after the one before. After three consecutive fails the wait is at least 6 months.
How many hours of pre-licensing education does an MLO need?
At least 20 approved hours under 12 CFR 1008.105(d), including 3 hours of Federal law and regulations, 3 hours of ethics and 2 hours on nontraditional mortgage lending standards. These are the federal minimums; your state regulator lists its own.
Does this page cover my state's mortgage law?
No. Every question is from federal rules in Title 12 of the Code of Federal Regulations. For state law and the test itself, read your state regulator's own material.
