The broker's state portion, topic by topic
The Candidate Information Bulletin, last revised February 18, 2026, gives brokers 50 state questions in 55 minutes: licensing 13, escrow accounts 7, disclosure requirements 7, agency definitions and relationships 12, Virginia fair housing law 6, specific acts 5. The bank holds exactly those counts, and the timed test asks all 50.
Where the broker's counts differ
Against the salesperson's 40, brokers get five more questions on licensing and five more on escrow accounts, and three fewer on disclosures. So the bank follows the principal and supervising broker: the firm audit, the quarterly certificate for a distant branch, signatory authority on escrow accounts, and the common interest community manager's license, a topic the outline marks broker only.
The principal broker tells the Board within 10 calendar days when a licensee leaves the firm (18VAC135-20-170).
A sole proprietor broker designates another broker to conclude the business for up to 180 days (§ 54.1-2109).
