One state outline for salesperson and broker

The Louisiana Real Estate Salesperson, Broker, and Instructor Licensing Examination Content Outlines give all three candidates one state exam: 55 scored questions on the Commission, licensing, the statutory requirements on licensees' activities, the civil law system and the law of agency. The bank holds 5, 8, 14, 14 and 14, the middle of each section's range.

Civil law, not common law

A quarter of the state part is the Louisiana civil law system: separate immovables, servitudes and usufruct, ownership in indivision and community property, lesion beyond moiety, earnest money, bond for deed, reconduction of a lease.

What the broker answers for

The questions on licensees' activities lean to the sponsoring or qualifying broker: escrow and trust accounts, five years of records, branch office managers, net listings and the prescribed purchase agreement form.

  • A broker may keep no more than $2,500 of personal funds in an escrow account, for bank service charges only (LAC 46:LXVII.2713).
  • Dual agency needs the informed written consent of all clients, obtained before the licensee acts as a dual agent (R.S. 9:3897).
  • A listing or management agreement carries a definite expiration date with no qualifying conditions (R.S. 37:1449).

Questions and answers

How many questions are on the Louisiana real estate broker exam?

The candidate handbook dated July 2024 lists 80 scored questions in 150 minutes for the broker national exam and 55 in 90 minutes for the broker state exam, or 135 in 240 minutes together. Unscored pretest questions are added to each.

What score passes the Louisiana broker exam?

The handbook gives brokers a passing scaled score of 75 on the national part and 75 on the state part; salespersons need 70. A scaled score is neither the number nor the percentage of questions answered correctly.

What are the requirements for a Louisiana broker license?

R.S. 37:1437 asks for four years of licensure, two of them immediately before the application, and 150 hours of approved instruction with at least 30 on broker responsibilities. Forty-five post-license hours follow within 180 days of the license date.

Are these the real Louisiana broker exam questions?

No. Every question was written for this page from the Louisiana statutes, Civil Code articles and Commission rules it cites, and each keyed answer was matched against that text. No licensed Louisiana broker or attorney has reviewed them.
