Fifty scored questions, five sections
The Delaware state content outline, effective June 1, 2020, gives brokers 50 scored questions: duties and powers of the Commission 4, licensing requirements 3, activities of licensees 17, additional state topics 16 and a broker only section of 10. The bank holds those counts.
Broker only
Ten questions on what a salesperson is not asked: escrow accounts and who signs on them, inspection of records, office permits and branch supervisors, foreclosure consulting contracts and the commercial broker's lien.
Statutory agency and the CIS
Delaware presumes a licensee is a statutory agent, not a common law agent, and the Consumer Information Statement must reach the consumer by the first appointment, showing or offer.
Earnest money is deposited within 72 hours after all parties sign, not counting weekends and federal holidays (24 Del. C. 2923).
A branch office needs a designated on-site supervisor with five years of continuous experience (24 Del. C. 2919).
A commercial broker's lien is recorded within 90 days of the failure to pay (25 Del. C. 2605).
Questions and answers
How many questions are on the Delaware real estate broker exam?
The state content outline lists 50 scored questions for the broker examination and 10 unscored pretest questions; the national outline lists 80 scored. The Candidate Handbook allows four hours for the examination.
What score passes the Delaware broker exam?
The Candidate Handbook reports a passing score of 70 on a scale of 0 to 100 and says the scaled score is neither the number nor the percentage of questions answered correctly. This page shows your count right only.
Who can apply for a Delaware broker license?
An associate broker applicant must be at least 23 (24 Del. C. 2907) and, under the Commission's rules, show five continuous years of licensure, thirty sale or lease transactions and the broker course. A broker license adds three years of active practice immediately before applying.
Are these the questions on the real Delaware broker exam?
No. They are our own, written from the Delaware Code and the Commission's rules, and the real exam is not public. The national part, with its arithmetic, is outside this page.
