How this list was compiled: Written from the New Jersey Real Estate Commission's rules, N.J.A.C. 11:5, subchapters 3 to 9A, read section by section on 2026-10-13 in the public copy of the New Jersey Administrative Code kept by the Legal Information Institute at https://www.law.cornell.edu/regulations/new-jersey/title-11/chapter-5, which says it is updated quarterly; and from the agency relationships sections of the license law, N.J.S.A. 45:15-16.86 to 45:15-16.96 (P.L.2024, c.32, https://pub.njleg.gov/Bills/2024/PL24/32_.HTM), read the same day in the statutes text the New Jersey Legislature publishes at https://pub.njleg.gov/statutes/ (file dated October 13, 2026), which shows no later amendment. The topics follow the New Jersey content outline, broker column, in the Real Estate Salesperson, Broker and Instructor Candidate Information Bulletin (updated 2/1/2026) published for the New Jersey Real Estate Commission (https://test-takers.psiexams.com/api/content/bulletin/1662), whose pages are at https://www.nj.gov/dobi/division_rec/index.htm. Licence: Own work. Questions, answer choices and explanations were written for this site from the rule and statute text; nothing is copied from another practice test, a prep book or the state exam. Short quotations from the rules and statutes are marked.

The broker's New Jersey outline
The Candidate Information Bulletin updated February 1, 2026 gives brokers 40 New Jersey questions inside one examination: duties and powers of the Commission 3, licensing requirements 4, statutes and rules governing licensee activities 30, additional requirements 3. This bank holds each at that count.
Rules here, statute on the salesperson page
Most questions rest on a Commission rule, N.J.A.C. 11:5: supervising offices, escrow deposits and ledgers, attorney review, cooperation with other brokers. The older sections of the license statute are drilled in the salesperson bank, and nothing is repeated.
Agency since 2024
Six questions rest on N.J.S.A. 45:15-16.86 to 16.96, added in 2024: the buyer's agent by default, designated agents, transaction brokers and the written brokerage services agreement.
Money of others is deposited within five business days of receipt (N.J.A.C. 11:5-5.1).
A broker of record is physically present in the firm's offices at least one day each week (N.J.A.C. 11:5-4.3).
A net listing may not be taken (N.J.A.C. 11:5-6.2).
