The broker's state portion, section by section

The candidate information bulletin gives broker candidates 40 state questions: powers and duties of the Commission 4, licensing 4, property condition disclosures 6, agency disclosure 8, out-of-state brokers and developers 3, trust accounts 3, broker responsibilities 5, records and documents 4, and promotion, marketing and the internet 3. The bank holds each section at its count.

Keyed to the law as amended

Mississippi changed its real estate law in 2023, 2024, 2025 and 2026. Where an act and an older rule differ, the answer follows the act: earnest money now goes into trust within two banking days, and hearings use the clear and convincing standard.

What is left out

Sections of the Mississippi Code that the Legislature has not amended since 2019 are not asked.

  • A buyer handed the disclosure statement after an executed offer has three days to terminate, or five if it was mailed (89-1-503).
  • A broker keeps complete transaction records on file for three years after consummation (Rule 3.2).
  • The firm's name appears in print the same size as or larger than a licensee's or a team's (Rule 3.3).

Questions and answers

How many questions are on the Mississippi real estate broker exam?

The candidate information bulletin lists a general portion of 75 questions worth 80 points in 2.5 hours and a state portion of 40 questions in 1.5 hours, 4 hours for both.

What score passes the Mississippi broker exam?

The bulletin gives 75 percent on the general portion, 60 points, and 80 percent on the state portion, 32 points. The Commission's Rule 1.1 states the same two percentages for a broker's license.

What are the requirements for a Mississippi broker license?

Section 73-35-7 asks a resident applicant to be at least 21, to have held an active salesperson's license for 12 months, to complete at least 120 hours of real estate courses, and to pass the broker's examination and the background investigation.

Are these the real Mississippi broker exam questions?

No. Each was written for this page from a Commission rule or an act of the Legislature and matched against that text. Code sections not amended since 2019 are not covered, and no licensed Mississippi broker or attorney has reviewed the answers.
