How this list was compiled: Written from the Alabama Real Estate License Law (Code of Alabama 1975, Title 34, Chapter 27, Articles 1, 2 and 4, the last being the Real Estate Consumer's Agency and Disclosure Act) and from the Commission's rules in Alabama Administrative Code Chapters 790-X-1, 790-X-2 and 790-X-3, as published section by section by the Alabama Real Estate Commission at https://arec.alabama.gov/pages/laws/LawList.aspx, all read 2026-10-13. The spread of topics follows the broker column of the Alabama state content outline for salespersons and brokers, effective February 1, 2026, in the Content Outlines published with the State of Alabama Real Estate candidate handbook (https://www.pearsonvue.com/content/dam/VUE/vue/en/documents/publications/093301.pdf), which the Commission's exam page https://arec.alabama.gov/pages/professionals/edu/exam_locations.aspx leads to. Licence: Own work. Questions, answer choices and explanations were written for this site from the statute and rule text; nothing is copied from another practice test, a prep book or the state exam.

A broker practice test in Alabama, by the outline's counts
The state content outline effective February 1, 2026 gives brokers 40 scored state questions: licensing requirements 6, license status 2, broker and company licenses and place of business 6, Recovery Fund 1, disciplinary process 3, estimated closing statement 2, trust funds 3, RECAD 5, violations 12. This bank holds each topic at that count.
Where the broker's counts differ
Against the salesperson column, brokers get more on company licenses, discipline, the closing statement, trust funds and RECAD, and nothing on the purpose of the license law. The questions follow the qualifying broker: branch offices, the temporary qualifying broker, supervision and the trust account.
A temporary qualifying broker is a broker, or a salesperson of at least one year, and serves no more than six months (34-27-32).
Recovery Fund payments stop at $25,000 for one transaction and $50,000 for one licensee (34-27-31).
The agency disclosure office policy is explained to every licensee at least once a year (34-27-83).

How many questions are on the Alabama real estate broker exam?
The candidate handbook lists 80 general questions in 2.5 hours and 40 state questions in 1 hour, 3.5 hours in all, with unscored pretest questions mixed in.
What score passes the Alabama broker exam?
The handbook gives a passing score of 70 for brokers, a scaled score that is neither the number nor the percentage of questions answered correctly. The two parts earn one overall score, and a failed exam is retaken whole.

Are these the real Alabama broker exam questions?
No. Every question was written for this page from the Alabama license law and the Commission's rules, and each answer is checked against the section it cites. The general part and its arithmetic are outside this page.
