The broker's state outline

The Utah broker state outline in the Candidate Handbook has 90 scored questions. Licensee practice is the largest section at 33 to 35, then licensing 15 to 17 and disciplinary action 9 to 11. Closing statements, 6 to 8, are arithmetic and left out here.

What a principal broker is asked

Trust account limits and monthly reconciliation, a transaction status statement every 30 days, written supervision policies, branch registration, and the 14 days a brokerage has to replace a principal broker who dies.

No overlap with the sales agent bank

None of these 60 repeats a question on the Utah sales agent page, so the two pages together give 115 questions on Utah law.

  • No more than $1,000 of the broker's own money may sit in a real estate trust account (R162-2f-403a).
  • A broker applicant documents at least 60 experience points from the last five years (R162-2f-202b).
  • An acting principal broker takes no new clients and serves at most four months (R162-2f-202e).

Are these the questions on the real Utah broker exam?

No. They are our own, written from the Utah Code and the rule, and the real exam is not public. The national part and the closing statement arithmetic are outside this page.
