The broker's state outline
The state exam content outline published with the Idaho Real Estate Candidate Handbook sets the broker's shares: license law and rules 30 percent, brokerage representation 20, brokerage management 20, Idaho principles and practices 12, the Commission and licensing 4 each. Calculations, the other 10, are left out.
Brokerage management, the broker-only section
A fifth of the broker's state part is not on the salesperson exam: the designated broker's supervision, branch offices and their managers, and what becomes of a brokerage when its broker leaves.
Idaho real estate associate broker exam practice test
An associate broker qualifies personally as a broker and meets the same added requirements (Idaho Code 54-2004, 54-2012), so the bank serves both licenses.
A branch office needs its own license only where trust funds and original transaction files are kept (Idaho Code 54-2016).
When a designated broker leaves, the entity has ten business days to name another before its license is terminated (54-2016, 54-2039).
A broker applicant shows two years of full-time activity as a licensed salesperson within the last five (54-2012).
Questions and answers
How many questions are on the Idaho real estate broker exam?
The state exam content outline lists 50 scored items for broker candidates on the state part, with five to ten unscored pretest items added. The Candidate Handbook allows four hours for the examination.
What score passes the Idaho broker exam?
The handbook reports a passing point of 75 for the broker examination on a scale of 0 to 100, and says the figure is neither the number nor the percentage answered correctly. This page shows your count right only.
Is there a study guide for the Idaho real estate broker exam?
Among its state references the outline names the Commission's own Idaho Real Estate Law and Rules. The statutes are public on the Idaho Legislature's site, and every explanation here cites its section, so a wrong answer leads to the text.
Are these the questions on the real Idaho broker exam?
No. They are our own, written from the Idaho Code. Nobody here has seen the exam, and no licensed Idaho broker or attorney has reviewed the answers yet. The national part and its math are outside this page.
