Brokers practice test in Massachusetts, by outline section

The state outline in the Board's Examination Candidate Information Bulletin gives brokers 40 questions in nine sections: requirements governing licensees 14; licensing, consumer protection, environmental issues, fair housing and landlord tenant law 4 each; the Board, contracts and additional topics 2 each. The bank holds one and a half times each count.

What the broker's state portion adds

The outline marks record keeping as broker only. Around it sit the things only a broker does: the $5,000 bond, the escrow account and its check records, a corporation's designated officer, and shared responsibility for a salesperson's violations.

  • A broker applicant needs three years of active association with a broker as a salesperson and 40 more classroom hours (c. 112, § 87SS).
  • A copy of every check into and out of the escrow account is kept three years from its date of issuance (254 CMR 3.00).
  • On notice of a suspension or revocation, the license goes back to the Board's offices within seven days (254 CMR 3.00).

Questions and answers

How many questions are on the Massachusetts real estate broker exam?

The Board's bulletin lists a general portion of 75 questions worth 80 points in 150 minutes and a state portion of 40 questions in 90 minutes for brokers. Five to ten experimental questions, which are not scored, may be given as well.

What is the passing score on the Massachusetts broker exam?

A minimum score of 70% passes, the bulletin says, and the score appears on screen when the examination ends.

Is there a Massachusetts real estate broker study guide for the state portion?

The bulletin's outline is the list of topics, and the law behind it is public: chapter 112, sections 87PP to 87DDD 1/2, and 254 CMR 3.00 and 7.00. Each explanation names its section, so a missed question points to the text to read.

Are these the real Massachusetts broker exam questions?

No. All 60 were written for this page from the statute or regulation each one cites. This site has not seen the exam, and no licensed Massachusetts broker or attorney has reviewed the answers yet. The general portion is not on this page.
