The bank keeps the nine sections of the state outline in the Board's Examination Candidate Information Bulletin, at one and a half times their counts: requirements governing licensees 20, consumer protection laws 7, licensing, environmental issues, fair housing and landlord tenant law 6 each, and the Board, contracts and additional topics 3 each. The general portion and its math are left out.

Massachusetts law the state portion turns on

Explanations link to chapter 112, other chapters of the General Laws and 254 CMR: the agency disclosure notice, dual and designated agency, the facilitator, security deposits, the lead law, Title 5. Exam mode uses the bulletin's clock and pass mark for the state portion.

  • The agency disclosure notice is due at the first personal meeting to discuss a specific property (254 CMR 3.00).
  • A security deposit may not exceed the first month's rent (c. 186, § 15B).
  • A salesperson never holds client funds: deposit money goes to the employing broker immediately (254 CMR 3.00).
