How this list was compiled: Written from the Oregon Revised Statutes (chapter 696 and sections of chapters 86, 87, 90, 92, 93, 105, 215, 308, 311, 537 and 659A, 2025 Edition) as published by the Oregon Legislature at https://www.oregonlegislature.gov/bills_laws/Pages/ORS.aspx, and from the Real Estate Agency's rules, Oregon Administrative Rules chapter 863, divisions 14, 15 and 25, as published by the Secretary of State at https://secure.sos.state.or.us/oard/displayChapterRules.action?selectedChapter=174, all read 2026-10-14. The topics and their counts follow the State section outline of the broker license examination in the Candidate Information Bulletin (updated 1/1/2026) that the Oregon Real Estate Agency links from https://www.oregon.gov/rea/licensing/get-license/Pages/broker.aspx (https://test-takers.psiexams.com/api/content/bulletin/3376). Licence: Own work. Questions, answer choices and explanations were written for this site from the statute and rule text; nothing is copied from another practice test, a prep book or the state exam. Short quotations from the statutes and rules are marked.
How it works
Oregon's entry license is the broker, tested in a national and a State section. This unofficial Oregon real estate practice test covers the State section with our own questions. It is not affiliated with the Oregon Real Estate Agency.

What the State section of the Oregon real estate license test asks
The Candidate Information Bulletin updated January 1, 2026 gives the State section 50 questions: license law and disciplinary measures 6, handling of clients' funds 3, agency law and rules 5, regulation of broker activities 12, document handling and recordkeeping 5, property management 4, and Oregon real estate related statutes 15. This bank holds exactly those counts.
Use it as an Oregon real estate study guide
Each explanation names its section of ORS chapter 696 or its rule in OAR chapter 863 and links to the state's own copy. The rules are asked as amended effective January 1, 2026, which speak of managing principal brokers, authorized principal brokers and real estate teams. Property tax, lien, trust deed, tenancy and disclosure questions cite their own chapters.
Earnest money and every transaction document go to the authorized principal broker within three banking days of receipt (OAR 863-015-0250, 863-015-0257).
A listing agreement for a home may not run past 24 months, automatic renewals included (ORS 696.805).
Outside a week-to-week tenancy, rent may not rise in the first year, and later only on 90 days' written notice (ORS 90.323).
Questions and answers
How many questions are on the Oregon real estate exam?
The bulletin updated January 1, 2026 lists 80 national questions in 150 minutes and 50 State questions in 90 minutes for the broker exam. Five to ten unscored experimental questions may be added.
What is the passing score on the Oregon real estate exam?
The bulletin requires a score of 75% or better on both sections. When a candidate passes one section and fails the other, the passing score is good for 12 months.
Is there an Oregon real estate salesperson exam?
No. ORS 696.022 sets up licenses for real estate brokers, principal real estate brokers, property managers and timeshare sales agents, with no salesperson license. A new licensee tests for the broker license and works under a managing principal broker.
Are these the real Oregon real estate exam questions?
No. The exam is closed. Each question here was written for this page from the Oregon Revised Statutes and the Agency's rules, and each answer is checked against the section it cites. The national section and its arithmetic are not on this page.
