What the Wisconsin broker exam covers
The Wisconsin Broker Content Outline has 100 scored questions: real estate practice under chapter 452, 19; trust accounts, 12; conduct and ethical practices, 22; approved forms and legal advice, 6; drafting and supervision knowledge, 37; fair housing and lead-based paint, 4. This bank holds about half of each: 10, 6, 11, 3, 18 and 2.
Drafting and supervision, the largest section
More than a third of the outline is drafting and supervision, mostly the approved forms: the WB-1 listing contract, the WB-11 offer to purchase, the WB-36 buyer agency agreement, and the amendment, notice, counter-offer, cancellation and multiple counter-proposal forms. The Candidate Handbook says some questions come with a WB form. The forms are free in the Department of Safety and Professional Services forms library.
Trust funds go into the real estate trust account within 48 hours of receipt (REEB 18.031).
A WB-40 is for a change both parties agree to; a WB-41 is for a notice that needs no agreement.

No. Every question was written for this page from the statutes, rules and forms it names, and each answer is checked against that text. None is taken from the exam.
