A practice test for the Maryland broker's license, by outline topic
The Candidate Information Bulletin's state outline gives brokers six topics, held here at one and a half times their counts: duties and powers of the Commission 8, licensing requirements 12, brokerage relationships 10, supervision 9, business conduct 14, ethics 7. A timed run takes 40 questions in 30 minutes with 70% to pass, the broker state portion's own numbers.
The broker's side of the Brokers Act
The questions lean on what only a broker answers for: branch offices and their managers, escrow account signators, the Commission's inspection of records, team lists, and the license a family member may carry on after a broker's death. Each explanation links to its section of Title 17 or its COMAR regulation.
A broker holds a broker license for each brokerage operated and a branch office certificate for each branch (§ 17-313, § 17-518).
Trust money goes to an insured financial institution located in Maryland, and the alternate signator on escrow checks is a licensee (§ 17-503, COMAR 09.11.01.17).
Move the principal office without the required notice and the broker's license is suspended automatically until the notice is in (§ 17-520).
Questions and answers
How many questions are on the Maryland real estate broker exam?
The Candidate Information Bulletin lists a national portion of 75 questions worth 80 points in 90 minutes and a state portion of 40 questions in 30 minutes, 120 minutes when both are taken. One to ten unscored experimental questions may be added.
What is the passing score for the Maryland broker exam?
The Commission's exam page asks a grade of at least 70% on each portion. The bulletin prints the broker's passing scores as 56 on the national portion and 28 on the state portion. A pass on this page is practice only.
How does the broker exam differ from the Maryland salesperson exam?
The state outline gives brokers 40 questions against a salesperson's 30, with more on licensing, business conduct and supervision, and adds the examination of records. Section 17-305 asks a broker applicant for the approved broker course and at least 3 years as a licensed salesperson.
Are these the real Maryland broker exam questions?
No. All 60 were written for this page from the Annotated Code of Maryland and the Commission's regulations, and each answer is checked against the section it cites. No licensed Maryland broker or attorney has reviewed them.
