What the Nebraska salesperson state exam covers

Agency is the largest section of the salesperson's state outline: 17 to 18 of 50 scored questions, against 15 on the statutory requirements for licensees, 7 to 8 on licensing, 5 on the Commission and 5 on additional topics. The outline, effective September 1, 2023, is printed with the Nebraska Real Estate License Examinations Candidate Handbook.

The Nebraska law behind the answers

Under sections 76-2401 to 76-2430 a licensee is the buyer's limited agent unless the designated broker has agreed otherwise, and a salesperson signs a listing only with the designated broker's written authority. Rule questions come from Title 299 of the Nebraska Administrative Code: nicknames in ads, ads that show only a phone number, rejected offers and closings under the broker's supervision.

  • A new licensee shows 12 hours of practice-skills class study within 180 days of issuance, or the license goes inactive (Neb. Rev. Stat. 81-885.13).
  • Renewal is due by November 30 of the renewal year; an unpaid license is canceled on December 31 (81-885.14).
  • Earnest money from an offer that is not accepted is returned forthwith (299 NAC 5-003.14).
