Idaho state real estate practice test material by outline section

The questions follow the state exam content outline of the Idaho Real Estate Candidate Handbook: duties and powers of the Commission, licensing requirements, license law, brokerage representation, and Idaho principles and practices. License law is the largest section there and here. The outline's calculations section is arithmetic and is left out. Exam mode asks 40 questions, the outline's count of scored items for salespersons.

What Idaho writes differently

Idaho's Brokerage Representation Act replaces the common law of agency: a buyer or seller stays a customer until a written representation agreement is signed, and the duties owed to a client are not fiduciary unless the parties agree to more in writing.

  • Earnest money goes to the broker immediately and into the trust account on or before the next banking day (Idaho Code 54-2045).
  • A broker's own funds in a real estate trust account may never exceed $300 (Idaho Code 54-2042).
  • Records are kept three calendar years after the year the transaction closed (Idaho Code 54-2049).
