How this list was compiled: Written from New York Real Property Law Article 12-A, sections 440 to 443-a, and from the Department of State's rules in 19 NYCRR Part 175, both read 2026-10-04. The statute was read at https://newyork.public.law/, a republisher that names the Legislature's page https://www.nysenate.gov/legislation/laws/RPP/ as its source for each section; the rules were read at Cornell's Legal Information Institute, https://www.law.cornell.edu/regulations/new-york. Both were then compared with the Department of State's own booklet, Real Estate License Law (March 2026), reached from https://dos.ny.gov/real-estate-license-law-3. Each question links to the page its section was read on. Licence: Own work. Questions, answer choices and explanations were written for this site from the statute and rule text; nothing is copied from another practice test, a prep book or the state exam. Short quotations from the statutes are marked.

There is no file to download. Print gives the questions with their explained answers and section numbers, and your browser can save that page as a PDF to study from.

Are these the questions on the New York state real estate exam?

No. They are practice questions written from Real Property Law Article 12-A and 19 NYCRR Part 175. This site has never seen the state exam, is not affiliated with the Department of State, and no licensed New York broker has reviewed the bank.

Is the real estate exam NYC candidates take different?

The law is the same for an NYC real estate test as for the rest of the state: Article 12-A is a state law, and the Department of State issues the license. This bank holds nothing about test sites or schedules.

What does this practice test leave out?

Math, national real estate principles, the Human Rights Law in Executive Law section 296 and 19 NYCRR Parts 176 and 177, which were not read for this bank. For what the exam itself covers, see the Department of State's own website.
