Broker State portion practice test: Hawaii's outline counts

The Candidate Information Bulletin gives the broker State portion nine topics: material facts 7 items, types of ownership 3, property management 5, land utilization 3, title and conveyances 6, contracts 7, financing 2, escrow and closing 4, professional practices and conduct 13. This bank matches those counts.

What changes at broker level

Against the salesperson's counts the broker gets two more contracts items and one more on escrow. The outline marks commercial real estate management for brokers only, and its office management and supervision items fall to the principal broker: brokers in charge, branch offices, trust records.

  • A branch office on another island is registered with the Commission and has at least one broker-in-charge (HAR 16-99-2).
  • An absence of more than thirty calendar days calls for a temporary principal broker, for six months unless the Commission extends it (HAR 16-99-3).
  • The recovery fund pays up to $25,000 a transaction and $50,000 for any one licensee (HRS 467-16, 467-24).
