The Commission's candidate information bulletin gives brokers 50 state questions in five sections: the Commission and licensing 10, statutes governing licensees and non-licensees 16, agency and non-agency relationships 13, additional South Carolina statutes 7, closing details 4. The bank's 60 questions keep those shares.

What South Carolina writes its own way

Every supervised licensee works under a broker-in-charge, whose authority cannot be assigned to another licensee. A consumer is presumed the customer of a transaction broker until an agency agreement is signed. The outline puts the time sharing act on the broker's exam only.

  • Earnest money checks go into the trust account within 48 hours after written acceptance, not counting weekends and bank holidays (S.C. Code 40-57-136).
  • Without a qualifying degree, a broker license asks for five years of active associate licensure within the past seven (40-57-320).
  • A broker-in-charge keeps transaction records at least five years (40-57-135).
