The broker's state outline
The content outline effective April 2, 2024 gives brokers 50 state questions: laws and rules 15, Broker Relationships Act 8, property management 8, disclosures and hazards 5, trust accounts and trust funds 6, broker management 8. This bank holds each at that count.
The two broker-only sections
Fourteen questions are asked of brokers alone: trust account deposits, registration and disputes, then supervision, the place of business, trade names, closing a firm and what follows a broker's death or suspension.
No agents in Oklahoma
The Broker Relationships Act replaced common-law agency: a broker is not an agent, subagent or dual agent, owes every party honesty and care, and owes more to the party served.
Escrow funds are deposited before the end of the third banking day after an offer is accepted (OAC 605:10-13-1).
A tenant's security deposit stays in an escrow account in Oklahoma at a federally insured institution (41 O.S. 115).
An unpaid administrative fine doubles after 30 days; 30 days later the license is revoked (59 O.S. 858-402).
