How this list was compiled: Alaska Statutes, Title 8, Chapter 18, Construction Contractors and Home Inspectors (Alaska Statutes 2025 on the Alaska Legislature's site, https://www.akleg.gov/basis/statutes.asp#08.18), and the Alaska Administrative Code, 12 AAC 22, Home Inspectors, with the fee section 12 AAC 02.235 (https://www.akleg.gov/basis/aac.asp#12.22), both read on October 16, 2026. The Home Inspectors Program's application form 08-4001, revised January 2, 2026 (https://www.commerce.alaska.gov/web/portals/5/pub/hin4001.pdf), was read the same day. Each question names its section and links to it. Licence: Own work. Every question, wrong choice and explanation was written for this site from the text of the statute and the regulations. Nothing comes from an examination, a course provider, a prep course or a question pool.

How it works

Alaska calls the credential a registration. This unofficial Alaska home inspector license practice test has 98 of our own questions on AS 08.18 and 12 AAC 22. Not affiliated with the Alaska Department of Commerce, Community, and Economic Development.

Read the full guide

What the questions cover

Who must register, and in which kind: new homes, existing homes or joint. Then the written pre-inspection document and the report, the $10,000 bond and the insurance, the acts a registrant may not do, the exemptions, the fines, and the one-year limit on lawsuits over a report.

What is left out

How building systems work and fail, which the outside examinations ask. Alaska's statute refers to standards of practice adopted by the department, and 12 AAC 22 prints none, so no question here is about inspection technique. The chapter's contractor sections are left out too.

  • A home inspection report is valid for 180 days after the inspector signs and dates it (AS 08.18.023).
  • A lawsuit based on a report must start within one year, and a contract cannot waive that limit (AS 08.18.085).
  • The pre-inspection document and the report each carry the inspector's registration number (AS 08.18.023).

Questions and answers

Does Alaska license home inspectors?

Alaska registers them. Under AS 08.18.011 an individual may not inspect a home without a certificate of registration for new homes, existing homes or both, issued by the Department of Commerce, Community, and Economic Development. Associate home inspectors register too.

What exam does Alaska require for home inspector registration?

For existing homes, the department's application form of January 2026 points to the National Home Inspector Examination, the first one 12 AAC 22.030 lists. For new homes or a joint registration, the rule requires four International Code Council residential inspector examinations.

Does Alaska have its own home inspector exam?

No. Passing scores come from outside examination bodies and are sent straight to the department (12 AAC 22.030). The 50-question exam on this page is our own round on Alaska law and copies no real test.

How much does Alaska home inspector registration cost?

12 AAC 02.235 sets a $100 nonrefundable application fee, $250 for the registration and $250 for each biennial renewal. The department's form, revised January 2026, shows the same $350 total to apply.

How long does an Alaska home inspector registration last?

Two years. The department's application form says registrations expire on June 30 of even-numbered years. Renewal takes at least eight contact hours of continuing competency (AS 08.18.031, 12 AAC 22.300).
