How this list was compiled: Ohio Revised Code Chapter 4764, Home Inspectors, sections 4764.01 to 4764.21 and 4764.99 (https://codes.ohio.gov/ohio-revised-code/chapter-4764), and Ohio Administrative Code Chapter 1301:17-1, the Ohio Home Inspector Board's rules (https://codes.ohio.gov/ohio-administrative-code/chapter-1301:17-1), both on the Legislative Service Commission's code site and both read on October 16, 2026. The Ohio Department of Commerce's Home Inspectors page (https://com.ohio.gov/divisions-and-programs/real-estate-and-professional-licensing/home-inspectors), read the same day, names the two chapters as the law of the program. Each question names its section or rule and links to it. Licence: Own work. Every question, wrong choice and explanation was written for this site from the text of the statute and the rules. Nothing comes from an examination, a course provider, a prep course or a question pool.

What the questions cover
Who needs a license and who is exempt, the 80 hours of education, parallel inspections and peer review, renewal and continuing education, the canons of ethics, complaints and mediation, discipline, the recovery fund and the one-year limit on suits.
What is left out
How building systems work and fail: Ohio tests that with the national examination, which it does not write. The system-by-system standards of practice in rule 1301:17-1-17 are left out too.
A license lasts three years, and renewal is filed in the 90 days before it expires (section 4764.09).
Insurance means at least $100,000 per occurrence and $300,000 in aggregate (section 4764.11).
Contracts, reports and work files are kept five years from the day the report goes to the client (section 4764.11).
Questions and answers
What exam does Ohio require for a home inspector license?
The national home inspector examination, passed within two years before the application. Section 4764.07 of the Revised Code makes proof of the pass part of the application.
Does Ohio have its own home inspector exam?
No. Ohio's statute names the national examination and the board writes none, so there is no state question count or pass mark. The 50-question length used here is this site's choice, on Ohio law only.
How do you become a home inspector in Ohio?
Be 18 with a twelfth grade education, complete 80 hours of approved education, pass the national examination, prove experience by ten parallel inspections or an approved curriculum, carry liability insurance and submit fingerprints for a records check (section 4764.07).
How much does an Ohio home inspector license cost?
The board's rule sets $235 for the first license and $235 for each three-year renewal, plus any recovery fund assessment. A late renewal adds $125 (rule 1301:17-1-03).
Who regulates home inspectors in Ohio?
The seven-member Ohio Home Inspector Board writes the rules and orders discipline. The superintendent of real estate and professional licensing, in the Department of Commerce, issues licenses and investigates complaints (sections 4764.04 to 4764.06).
