How this list was compiled: Kentucky Revised Statutes 198B.700 to 198B.738, Home Inspectors, and 411.270 to 411.282 (the Legislative Research Commission's statute pages, https://apps.legislature.ky.gov/law/statutes/chapter.aspx?id=38087 and https://apps.legislature.ky.gov/law/statutes/chapter.aspx?id=39251), and 831 KAR Chapter 2, Board of Home Inspectors, regulations 2:001, 2:020, 2:030 and 2:040 (https://apps.legislature.ky.gov/law/kar/titles/831/002/), all read on October 16, 2026. The Kentucky Board of Home Inspectors' licensing page (https://bhi.ky.gov/) was read the same day. Each question names its section and links to it. Licence: Own work. Every question, wrong choice and explanation was written for this site from the text of the statutes and the regulations. Nothing comes from an examination, a course provider, a prep course or a question pool.

How it works

This unofficial Kentucky home inspector license practice test has 94 of our own questions on state law: KRS 198B.700 to 198B.738, KRS 411.270 to 411.282 and 831 KAR Chapter 2. Not affiliated with the Kentucky Board of Home Inspectors.

What the questions cover

The license: age, schooling, insurance, the 64-hour course, the examination rules and renewal by birth month. Then the board, the standards of conduct, what a report must and must not say, advertising, complaints and discipline, and the notice-of-claim steps that come before a lawsuit against an inspector.

What is left out

How building systems work and fail, and the two national standards of practice a Kentucky licensee chooses between on the application. KRS 198B.706 names them, but no statute or regulation prints them, so no question is drawn from them.

  • A home inspector may not say that a condition does or does not comply with the Kentucky Residential Code (KRS 198B.738).
  • A client's written notice of claim gives the inspector 21 days to serve a written response (KRS 411.276).

Questions and answers

What exam does Kentucky require for a home inspector license?

An examination prescribed or approved by the board (KRS 198B.712). Kentucky writes none of its own, and the board's licensing page links to the National Home Inspector Examination. Under 831 KAR 2:040 an approved examination has at least 200 questions.

How do you become a home inspector in Kentucky?

Be 18 with a high school diploma or its equivalent, finish a board-approved 64-hour course with three supervised inspections, pass the examination, show $250,000 of general liability insurance and two background checks, and pay the $250 fee (KRS 198B.712, 831 KAR 2:020).

How many questions are on the Kentucky home inspector exam?

The board publishes no count for the examination it accepts. Its regulation says an approved examination has at least 200 questions, no more than ten percent of them state-specific. The 50-question exam on this page is our own round on Kentucky law.

How long is a Kentucky home inspector license good for?

The first license runs to the last day of the licensee's birth month in the following year. Renewed licenses expire in the birth month of each even-numbered year, and renewal costs $200 for each year of licensure (KRS 198B.722, 831 KAR 2:020).

How much continuing education does a Kentucky home inspector need?

Fourteen hours for a license year, or 28 for the two-year period when renewing in an even year. At least three hours cover the statutes and regulations and three cover report writing, both face-to-face (831 KAR 2:040, Section 11).
