What the questions cover
The license law as amended in 2024, when regulation moved from the Real Estate Commission to the Real Estate Appraisal Board: definitions, the two boards, who needs a license, qualifications, insurance, renewal, the background check, fee ceilings, penalties and discipline.
What is left out
The Standards of Practice and Code of Ethics, and how building systems work. Mississippi adopts a national association's standards and tests applicants with a national examination, so neither is asked here.
A license lasts two years from its date of issuance, and renewal takes 20 hours of continuing education (Sections 73-60-21, 73-60-23).
Insurance means two coverages of at least $250,000 each: general liability, and errors and omissions (Section 73-60-13).
Inspecting new construction for a fee also takes a residential home builders license and a national code certification (Section 73-60-27).
Questions and answers
What exam does Mississippi require for a home inspector license?
The National Home Inspector Examination: the Home Inspection Division's forms page names it, and its application instructions ask for proof of passing the national exam. The statute asks only for an examination the Appraisal Board prescribes (Sections 73-60-3, 73-60-11).
Does Mississippi have its own home inspector exam?
No. The state writes no examination and publishes no question count or pass mark. The 50-question test offered here is this site's choice, on Mississippi law only.
How do you become a home inspector in Mississippi?
Be 21 with a high school education, complete an approved 60-hour course, pass the examination, carry $250,000 each of general liability and errors and omissions insurance, and clear a fingerprint background check (Sections 73-60-11, 73-60-13, 73-60-47).
How much does a Mississippi home inspector license cost?
The Division's instructions, read October 15, 2026, list a $175 application fee and a $325 license fee, the ceilings in Section 73-60-29. A reciprocal applicant pays a $50 application fee and the same license fee.
Who regulates home inspectors in Mississippi?
Since July 1, 2024 the Mississippi Real Estate Appraisal Board administers the law, advised by a five-member Home Inspector Regulatory Board of licensed inspectors. Before that it was the Real Estate Commission (Senate Bill 2788 of 2024).
