The topic groups follow the eight systems and components that section 468.8311 and Rule 61-30.103 require every approved examination to cover. The department's list of approved examinations was read the same day (https://www2.myfloridalicense.com/examination-information/home-inspector-examinations/). State of Florida home inspection practice test: the eight components

Section 468.8311 and Rule 61-30.103 name eight parts of a home that every approved exam covers: structure, electrical, HVAC, roof covering, plumbing, interior, exterior and site conditions. The groups here follow them, plus the license law.

State of Florida home inspector practice test: what is left out

Florida writes no exam of its own. The approved exams ask how building systems work and fail, which no statute or rule states, so it is not asked here.

  • Before contracting, the consumer gets a copy of the license and a written disclosure of scope and exclusions (s. 468.8321).
  • No repairs on a home the inspector's company wrote a report on; a home warranty company is the one exception (s. 468.8319).

Questions and answers

Does the State of Florida have its own home inspector exam?

No. The department approves exams given by nationally recognized entities and does not administer one. On October 12, 2026 its list named four, the National Home Inspector Examination among them.

How many questions are on the Florida home inspector exam?

The state publishes no count, time limit or pass mark: each approved exam has its own, and its fee is paid to the exam's vendor. The 50 questions in exam mode here are this site's choice.

What are the requirements for a Florida home inspector license?

A 120-hour approved course, a pass on an approved exam, good moral character and electronic fingerprints (s. 468.8313). A licensed inspector keeps commercial general liability insurance of at least $300,000 (s. 468.8322).

Is there a Florida home inspection exam study guide from the state?

Not from the state. Its law is free to read: Chapter 468, Part XV on the Legislature's site and Chapter 61-30 on the Department of State's rule site. The department's page lists the approved exams.
