What the questions cover

The Board and the license, the 15 qualifying points, the new residential structure (NRS) specialty, reinstatement, what the written contract and the report must contain, the smoke alarm and yellow gas tubing statements, conflicts of interest, prohibited acts and penalties.

What is left out

How building systems work and fail, which Virginia tests with a national examination it does not write. The list of systems and components in 18VAC15-40-130 C is asked only where Virginia words a duty its own way.

  • The contract is signed by both sides before work begins or payment is accepted (18VAC15-40-120).
  • A report may not say that a condition violates the Uniform Statewide Building Code (18VAC15-40-155).
  • Records are kept three years from the inspection, and a change of address is reported within 30 calendar days (18VAC15-40-160).

Questions and answers

What exam does Virginia require for a home inspector license?

The National Home Inspector Examination, which 18VAC15-40-32 names as the board-approved examination. Virginia writes none of its own, so the 50-question length used here is this site's choice, on Virginia law only.

How do you become a home inspector in Virginia?

Be 18, pass the board-approved examination, show 15 qualifying points with at least five each from education and experience, carry $250,000 of general liability insurance and apply with the $80 fee (18VAC15-40-30, 32 and 50).

What is the NRS specialty in Virginia?

A designation that lets a licensed home inspector inspect a new residential structure, one not yet conveyed to or occupied by its first purchaser. It takes a board-approved training module, then four hours of NRS education in each renewal cycle.

How often does a Virginia home inspector license renew?

Every two years, counted from the last day of the month of issue. Renewal takes 16 contact hours of continuing professional education, proof of insurance and a $45 fee, or $90 with the NRS specialty (18VAC15-40-50 to 80).

Who regulates home inspectors in Virginia?

The Board for Asbestos, Lead, and Home Inspectors, a 12-member board with three licensed home inspectors, served by the Department of Professional and Occupational Regulation (Code of Virginia 54.1-500.1).
