What the questions cover

Who needs a license and what the Commission is. Then the 72-hour course, insurance, fees, renewal and the 30 hours of continuing competency; the written report with its 14-point disclosure, record keeping and the Code of Ethics; and complaints, the Home Inspector Hearing Board and penalties.

What is left out

How building systems work and fail, which the national examination asks. From the Minimum Standards of Practice only Maryland's general rules appear, such as being on site, not the system-by-system lists.

  • The report's disclosure is printed in 14-point bold type and carries four statements set out in § 16-4A-01.
  • With no date agreed in writing, the report is due within 7 business days after the inspection (§ 16-4A-01).
  • Each contract, report and its supporting data is kept for 5 years from delivery to the client (§ 16-4A-05).

Questions and answers

What exam does Maryland require for a home inspector license?

The National Home Inspector Examination. Section 16-3A-03 ties it to the 72-hour training course, and the Commission's exam page says an applicant must successfully complete it. Maryland writes no home inspector examination of its own.

How do you become a home inspector in Maryland?

Complete a 72-hour on-site training course that requires passing the national examination, hold a high school diploma or its equivalent, carry at least $150,000 of general liability insurance, apply on the Commission's form, and pay the $50 application fee and the $325 license fee.

How long is a Maryland home inspector license good for?

Two years. Renewal costs $325 and, after the first renewal, takes 30 hours of continuing professional competency, including 2 hours on report writing and 2 on the minimum standards of practice (§ 16-3A-07, COMAR 09.36.08.02).

Does Maryland require home inspectors to be licensed?

Yes. Under § 16-3A-01 an individual must be licensed by the Commission before providing home inspection services in the State. Plumbers, electricians, engineers and other listed licensees are outside the title while acting within the scope of their own licenses.
