Code 4100, sections 1.0 to 16.0 and 20.0, last amended 27 DE Reg. 348 (11/01/23) (the Delaware Administrative Code, https://regulations.delaware.gov/AdminCode/title24/4100.shtml), both read on October 14, 2026. What the questions cover

The statute first: the Board, who needs a license, trainees, temporary licenses, endorsement, renewal, and the grounds and steps of discipline. Then Regulation 4100: the 140 training hours, trainee supervision, insurance, renewal and continuing education.

What is left out

How building systems work and fail. Delaware tests that with a national examination it does not write, and no Delaware statute or rule states it, so it is not asked here. The code of ethics and standards of practice in sections 17.0 and 18.0 of the regulation are not asked either.

  • A trainee needs 75 inspections under active oversight, with the supervisor on the premises (Regulation 10.1).
  • The supervising inspector signs every report a trainee helps prepare and accepts total responsibility for it (Section 4109(c)).
  • Licenses lapse on August 31 of odd-numbered years, and renewal takes 40 hours of continuing education (Regulations 12.1, 16.1).

Questions and answers

What exam does Delaware require for a home inspector license?

The National Home Inspector Examination, which Regulation 11.0 says must be passed before the license application is submitted. The testing agency confirms the passing score to the Board (Regulation 4.2).

Does Delaware have its own home inspector exam?

No. Section 4106 lets the Board designate an exam prepared by a national entity, and Regulation 11.0 does. The state publishes no pass mark of its own; the 50-question test offered here is this site's choice, on Delaware law only.

How do you become a home inspector in Delaware?

Finish high school, complete 140 hours of approved training, register as a trainee and log 75 supervised inspections, pass the examination, and show $50,000 errors and omissions and $250,000 liability insurance (Regulations 4.0, 5.1, 10.1).

How much does a Delaware home inspector license cost?

The Board's fee page, read October 14, 2026, lists $333 for the home inspector application, $186 for trainee registration and $40 for a temporary permit. The renewal fee is announced at each renewal, and a late renewal adds 50 percent.

Can an out-of-state home inspector work in Delaware?

For one job at a time, yes: a temporary license covers a single home inspection for 10 days, at most five a year (Regulation 7.0). An inspector licensed in a state with similar standards may apply by endorsement (Section 4111).
