What the questions cover
Who must be certified and who is exempt, the qualifications, renewal and fees, prohibited acts and unfair business practices, the inspector's duties, complaints and appeals, and the few points of the standards of practice that West Virginia words its own way, such as the electrical hazard referral.
What is left out
How building systems work and fail: West Virginia tests that with a national examination it does not write. Most of the system-by-system standards of practice in sections 13 to 22 are left out too.
The rule's word is certification: reports, letters and advertisements must say Certified Home Inspector with the certification number (subsection 25.3).
A certification expires on the last day of its anniversary month, and renewal takes 16 continuing education units a year (subsections 6.1, 6.4).
An annual summary of the year's inspections, by number, type and county, is due by January 31 (subsection 24.2).
Questions and answers
What exam does West Virginia require for a home inspector license?
The National Home Inspector Examination, or a comparable examination the State Fire Marshal designates (103 CSR 7, subdivision 4.1.a). The Fire Marshal's application asks for verification of a passing result.
Does West Virginia have its own home inspector exam?
No. The state writes no examination and publishes no question count or pass mark. The 50-question test offered here is this site's choice, on West Virginia's rule only.
Is it a license or a certification in West Virginia?
A certification. The State Fire Marshal issues a home inspector certification under 103 CSR 7, though the office's own application also speaks of licensure. Working for pay without one can bring a citation, an injunction or prosecution (section 9).
How do you become a home inspector in West Virginia?
Finish high school, complete 80 hours of approved instruction, pass the examination, show $250,000 of general liability insurance, a West Virginia business license and fingerprint-based background reports, and pay the $25 application and $125 certification fees (sections 4, 5, 7).
How often do West Virginia home inspectors renew?
Every year, by the last day of the anniversary month, with a $100 renewal fee and proof of 16 continuing education units. A late renewal adds $50 for each year late (sections 6 and 7).
