What the questions cover

The two licenses, associate and home inspector, with the 75 training hours, the 25 and 100 supervised inspections and what a Supervisor owes. Then insurance, renewal and continuing education; the contract, the Report, the prohibitions and the energy audit rule of 266 CMR 6.00; and conduct, complaints and penalties.

What is left out

How building systems work and fail, which the national examination asks, and nearly all of the system-by-system lists of 266 CMR 6.04.

  • A buyer of a home with fewer than five units gets the energy audit document at or before closing (266 CMR 6.07).
  • A lawsuit over a home inspection must start within 2 years of the completed written report (M.G.L. c. 112, § 225).

Questions and answers

What exam does Massachusetts require for a home inspector license?

A written or electronic competency examination offered or approved by the Board (M.G.L. c. 112, §§ 222, 223). The Board's application page asks for a passing score on the National Home Inspector Examination. Massachusetts writes no examination of its own.

How do you become a home inspector in Massachusetts?

Start as an associate: finish the 75-hour training program, pass the examination and log 25 supervised inspections. After at least one year as an associate and 100 more supervised inspections, apply for the home inspector license with proof of insurance.

How long is a Massachusetts home inspector license good for?

Two years. Under 266 CMR 3.02 a license is valid until May 31 of the next even-numbered year, and renewal takes 12 continuing education hours, at least four on the 266 CMR regulations and one on ethics.

What insurance does a Massachusetts home inspector need?

Errors and omissions insurance of at least $250,000 in the aggregate, with proof filed with the Board. Associates need it too; a company policy that specifically covers the associate satisfies M.G.L. c. 112, § 225.
