How it works
This unofficial Kansas title insurance practice test asks the law behind the KS Title exam: 151 questions written from Kansas title insurance, escrow, deed, lien and probate statutes. Not affiliated with the Kansas Department of Insurance.

What the real exam holds
The KS Title outline lists eight parts and prints no weights: title insurance terms, policies, real estate ownership, rights and interests, legal descriptions, methods of transfer, courts, and Kansas statutes and regulations on the commissioner, licensing, unfair marketing practices and title insurance, with the sections that last part rests on.
What is asked here, and what is not
The Kansas law part is asked from the sections the outline cites and from the title agency act on escrow accounts, audits and the bond. Ownership, transfers, liens, foreclosure and probate are asked from Kansas deed, recording, lien, redemption and probate statutes. Policy forms, legal descriptions, bankruptcy and the Kansas Administrative Regulations are not asked.
A search runs at least 25 years back, or to the last title policy if that is less (K.S.A. 40-235).
Closing funds reach the trust account by the close of the next business day; deposits over $2,500 come in listed forms (K.S.A. 40-1137).
Contractors file lien statements with the district court clerk, not the register of deeds: four months, three for subcontractors (K.S.A. 60-1102, 60-1103).
