What the real exam holds
The Title Agent outline lists eleven parts and prints no weights: title insurance terms, policies, search and examination, real estate ownership, liens, legal descriptions, conveyances, settlement and closing, and three parts on Wyoming insurance law and title agent regulation that cite their code sections.
What is asked here, and what is not
The Wyoming law parts are asked from the sections the outline cites. Ownership, conveyances, liens and closing are asked from Wyoming's deed, recording, foreclosure, redemption, lien and probate statutes and RESPA sections 8 and 9. Policy forms, endorsements, legal descriptions, search technique and the Department's regulations are not asked.
Evidence behind a policy is kept at least 15 years; rate schedules and owner's policy waivers at least five (Sections 26-23-308, 26-23-327, 26-23-331).
Requiring a borrower to use one title agent costs five times the premium, and an agent that knowingly takes the order pays too (Section 26-23-324).
