What the real exam holds
The Series 22-11 outline has four parts: insurance regulation, 9 items; real property, 9; title insurance, 7; and title exceptions and procedures for clearing title, 10. The first part cites its sections of chapters 601, 628 and 631 and of the insurance rules.
What is asked here, and what is not
Regulation is asked from the statutes and rules the outline cites. Title insurance is asked from the state's rule on prohibited practices, s. Ins 3.32. Real property and clearing title are asked from Wisconsin's conveyance, recording, co-ownership, marital property, lien, judgment, foreclosure and intestacy statutes. Policy forms, search technique, legal descriptions and bankruptcy are not asked.
A construction lien claim is filed within 6 months of the last work, on 30 days' notice of intent; suit within 2 years (s. 779.06).
A docketed judgment is a lien for 10 years on the debtor's real property in the county, exempt homestead aside (s. 806.15).
Adverse possession runs 20 years with no written instrument, 10 on a recorded instrument, 7 with recorded title and taxes paid (ss. 893.25 to 893.27).
