Real estate practice test: Nevada state portion by section
The bank follows the Nevada Salesperson and Broker Content Outline, effective January 15, 2025, at one and a half times the salesperson weights: license practice 14, contracts 13, agency and duties owed 12, disclosures 12, and two or three each on the Commission, licensing, record keeping and special topics. Broker-only items, the national portion and its math are left out.
What the Nevada state portion asks
Questions cover the duties owed form, consent to act for both sides, the seller's disclosure form, the resale package and earnest money deadlines, and each explanation links to its section on the Legislature's site. Exam mode uses the candidate handbook's count, clock and pass mark for the salesperson state portion.
The seller fills in the property disclosure form, never the agent, and it is served at least 10 days before conveyance (NRS 113.130).
A client's confidential information stays undisclosed for 1 year after the brokerage agreement ends (NRS 645.254).
A deposit goes to the broker or the named escrow company within 1 business day of a fully executed contract (NAC 645.657).
