The managing broker's state outline

The state content outline in the Candidate Information Bulletin gives managing brokers 44 questions worth 48 points: general rules 6, licensing requirements 9, statutes and rules governing licensee activity 18, brokerage relationships 7, and 4 scenarios on property management, supervision and two other topics.

What the managing broker exam adds

Supervision is the managing broker's own subject: written delegations from the designated broker, branch managers, monthly trust reconciliations, closing a firm. The real scenario questions score each option zero, one or two points; the five scenarios here have one right answer each.

Who may sit the exam

RCW 18.85.111 asks three years as a full-time broker within the last five, or related experience accepted under WAC 308-124A-713, plus 90 hours of courses.

  • Only a managing broker licensed to the firm can take on a designated broker's delegated duties (WAC 308-124C-125).
  • A trust account left short by bank fees is brought back into balance within one banking day (WAC 308-124E-110).
  • Paying a firm's compensation does not by itself create an agency relationship (RCW 18.86.080).

Questions and answers

How many questions are on the Washington managing broker exam?

The Candidate Information Bulletin lists 90 national questions worth 100 points in 150 minutes and 44 state questions worth 48 points in 90 minutes. Five to ten unscored experimental questions may be added.

What score passes the managing broker exam in Washington?

A scaled score of 75 on each portion (WAC 308-124A-760). A scaled score is not a percent of questions, so this page counts right answers and names no pass mark. A passed portion stays valid for six months.

Is the Washington managing broker exam a simulation?

Partly. The bulletin says the national portion includes scenario-based questions with more than four options, each option worth zero, one or two points. The state portion is multiple choice, with four scenario questions worth eight points.

Are these the real Washington managing broker exam questions?

No. They are ours, written from the statutes and rules cited under each answer. The exam itself is closed to us, and no Washington managing broker or attorney has reviewed this bank. The national portion and its scenarios are not here.
