What the real exam holds

The Series 16-10 outline gives real estate transactions 31 percent of the exam, title insurance 23, title exceptions and clearing title 21, insurance regulation 12, real property 10 and general insurance concepts 3.

What is asked here, and what is not

Questions come from the law the outline cites or that settles its topics: the title insurance article, the producer licensing sections, Chapter 125 of the Department's rules, and the recording, judgment, mechanics' lien, mortgage satisfaction, foreclosure notice and intestate statutes. Policy forms, legal descriptions, search technique, RESPA and textbook insurance concepts are not asked.

  • The written report of a title examination stays on file at least 20 years after the policy issues (40 P.S. § 910-7).
  • Agents carry errors and omissions cover of $250,000 a claim, a $150,000 fidelity bond and a $100,000 surety bond (40 P.S. § 910-26.1).
  • File a mechanics' lien claim within six months of finishing the work; a subcontractor gives 30 days' notice first (Mechanics' Lien Law, Sections 501, 502).

Questions and answers

How many questions are on the PA title insurance exam?

60 items in 80 minutes, by the Series 16-10 content outline. The Department's Candidate Information Booklet effective January 22, 2026 sets the minimum passing score at 70 percent and the examination fee at $45.

Is there a Pennsylvania title insurance examination study guide?

The booklet says the Department reviews and approves no study materials. The Series 16-10 outline lists the topics and names the law behind the regulation part: sections of 40 P.S. and 31 Pa. Code Chapter 125. The questions here are written from that law.

Do nonresidents have to take the PA title agent exam?

Yes. The booklet says the examination waiver for nonresident producers does not reach title insurance: nonresident title insurance agent applicants must pass the Title Insurance Agent examination and submit fingerprints.

How much continuing education does a PA title agent need?

24 credit hours for each licensing period. An agent who is an attorney and meets the continuing legal education requirement needs at least three credit hours of title insurance courses (40 P.S. § 910-26).
