What the questions cover

Section H of the examination outline, Laws and Regulations: inspection requirements, report requirements and standards of conduct. The questions come from two of the outline's named references, the home inspector licensing article and Regulation 106-4, and from the commission's own licensing instructions.

What is left out

Sections A to G, the building systems, which carry 90 of the 100 questions, and the separate Business Management and Law examination. The outline's third reference, a national association's standard of practice, is not used.

  • A license is renewed before July 1 each year (section 40-59-550).
  • A report that calls a deficiency a code violation must use the building code in effect when the home was built (section 40-59-620).
  • An unlicensed inspector cannot sue to enforce a home inspection contract (section 40-59-600).

Questions and answers

What is on the South Carolina home inspector exam?

One hundred questions in 150 minutes, open book, by the candidate bulletin: seven building sections, from Building Components to Interior, of 10 to 15 questions each, and Laws and Regulations with 10. The 10-question test here matches that last section.

What is the passing score on the South Carolina home inspector exam?

Seventy of 100 on the Home Inspector examination, and 34 of 50 on the Business Management and Law for Home Inspectors examination, which every candidate must also pass (candidate bulletin, updated August 27, 2026).

How do you become a home inspector in South Carolina?

Apply to the Residential Builders Commission with the $80 fee, show a year of supervised experience or one approved course of at least 120 hours, and pass the required examination portions (Regulation 106-4 and the commission's instructions).

Does South Carolina require a license to inspect homes?

Yes. Section 40-59-520 lets no one do home inspection business or claim to be a home inspector without a commission license. Code officials, people inspecting only for a lender and certain licensed professionals are exempt under section 40-59-530.

Does South Carolina accept the national home inspector exam?

Yes, in place of the technical portion: the commission's application instructions accept a pass from the last three years, and the applicant must still pass the Business Management and Law portion.
